New to Oman property?
Oman is still less known than Dubai or Abu Dhabi, but selected residential, resort and commercial property projects are now developing across Muscat, Yiti, Salalah, Sultan Haitham City and other areas. For many international buyers, the first step is not to buy immediately. The first step is to understand the market, compare locations, monitor projects before handover and review the rules before making a decision.
Handover perspective
Many Oman property projects are still under construction. Before handover, buyers can compare areas, payment plans, developer terms, delivery timelines and availability while the market is still less crowded. When projects move closer to handover, they may become easier for buyers to evaluate because buildings, infrastructure and community life become more visible. Price growth is not guaranteed, but early monitoring helps buyers understand the market before making a decision.
Join Handover WatchlistMany communities are still developing, which allows buyers to monitor progress, payment plans and delivery timelines before deciding.
Oman is not yet as widely understood as more mature GCC markets, which means buyers may need education before comparing options.
Selected projects may offer staged payment plans, subject to developer confirmation, availability and buyer eligibility.
Start with market understanding, not an immediate purchase decision. Compare, monitor and decide only when comfortable.
No pressure to buy
During regional uncertainty many international buyers prefer to observe the market rather than reserve immediately. Oman Property Advisor helps you compare areas, projects, availability and payment plans privately — with no pressure to commit.

FAQ
Foreign nationals may be able to own property within selected Integrated Tourism Complexes (ITCs) and approved projects, subject to current regulations, project eligibility and ownership structure. Property ownership in selected ITCs may support possible residency options, subject to current regulations, investment threshold, project eligibility and approval by the relevant Omani authorities. Residency is not guaranteed and must be verified before reservation.
Typical off-plan launches may request a booking deposit followed by construction-linked or time-based installments. Post-handover plans may be offered by some developers. Exact terms depend on the project and must be confirmed before reservation.
Resale before handover may be possible in some projects, but it depends on the developer's rules, payment status, project documentation and current market conditions. This must be confirmed directly before making any reservation decision.
Off-plan property involves risks including construction delays, changes to specifications, currency movement, changes in regulations and variable rental absorption. Buyers should assess each project independently and seek qualified legal, tax and financial advice.
Mortgage financing may be available for some buyers and some projects, but approval depends on the buyer profile, bank requirements, project eligibility and current lending rules. Financing should not be assumed and must be confirmed with a qualified bank or mortgage adviser.
Sale and Purchase Agreements typically include grace periods and force majeure clauses. Terms vary by developer and project. Buyers should have the contract reviewed by a qualified legal adviser before signing.
Additional costs may include registration fees, agency or advisory fees, service charges, legal review, bank charges and other project-specific costs. The final amount depends on the property, developer, transaction structure and current regulations. Buyers should confirm all costs before reservation.
Rental demand may vary by location, property type, season, management quality and market conditions. Areas such as Muscat, Al Mouj, Muscat Bay, Yiti, Jebel Sifah and Salalah may appeal to different tenant or holiday-use segments, but rental income and occupancy are not guaranteed.
