Yes. Foreign nationals may be able to own property within selected Integrated Tourism Complexes (ITCs) and approved projects, subject to applicable regulations and project eligibility. Property ownership in selected ITCs may support possible residency options, subject to current regulations, investment threshold, project eligibility and approval by the relevant Omani authorities.

Most off-plan launches require 10–20% on booking, followed by construction-linked or time-based installments. Several developers now offer post-handover plans of 3–5 years.

Resale (assignment) is generally allowed after a minimum threshold of payments — usually 30–40% of unit value. We help structure exits, including NOC and developer transfer fees.

Construction delays, developer changes to specs, FX movement and rental absorption. We mitigate by screening developer track records, payment plan flexibility and area-level demand data.

Yes — several local banks finance off-plan within ITCs for both residents and non-residents, typically up to 60–70% LTV. Terms vary by passport, income and project.

SPAs include grace periods (usually 6–12 months) and force majeure clauses. We review your contract before signing and flag practical recourse if timelines slip.

Allow ~4% on top of price for transfer/registration, plus service charges, community fees and (if applicable) furniture packages. We provide an itemised estimate per unit.
